**Mumbai, India** – Gautam Adani’s group has secured the rights to redevelop Motilal Nagar, one of Mumbai’s largest housing projects, in a deal worth an estimated ₹36,000 crore (approximately $4.4 billion USD). Adani Properties Pvt Ltd (APPL) emerged as the highest bidder, surpassing Larsen & Toubro (L&T), by offering a significantly larger built-up area. A Letter of Allotment is expected to be issued soon.
This marks Adani’s second major redevelopment undertaking in Mumbai, following their already underway project to revitalize Dharavi, Asia’s largest slum. The Motilal Nagar project encompasses 143 acres in Goregaon (W) and will involve the construction of modern apartments, replacing existing structures.
The Mumbai High Court recently approved the redevelopment plan, which was initiated by the Maharashtra Housing and Area Development Authority (MHADA). MHADA, citing financial and technical limitations, opted to partner with a construction and development agency (C&DA) to handle the project’s scale. The state government has designated the project as “special,” ensuring MHADA retains control while leveraging the C&DA’s expertise.
The project, slated for completion within seven years, aims to address issues such as illegal construction and create a well-planned community. Importantly, MHADA will retain full land ownership, protecting residents’ interests and preventing misuse of redevelopment rights. The project will provide new housing for approximately 3,372 residential units, 328 commercial units, and 1,600 slum tenements.
The High Court’s decision highlighted the need for a holistic redevelopment approach, emphasizing that piecemeal efforts would fail to address significant infrastructural challenges such as flooding. APPL’s commitment to deliver 3.97 lakh square meters of housing stock secured them the bid, exceeding L&T’s offer of 2.6 lakh square meters. The Adani Group has not yet commented publicly on the win.
