**MARICOPA, AZ —** Just five months after its grand reopening, the Carl’s Jr. restaurant on John Wayne Parkway near Edison Pointe is already on the market. The 3,800-square-foot property, complete with a 20-year lease, is listed for $3.4 million.

According to Alec Miller, acquisitions and dispositions manager for Scottsdale developer SimonCRE, the sale is an investment opportunity. The restaurant will remain operational under its current franchisee, Gilbert-based StarCorp LLC, which operates over 140 Carl’s Jr. locations in Arizona and Texas.

This Carl’s Jr. location marks the chain’s return to Maricopa after a closure in December 2018. Its arrival last July was met with excitement, adding to the fast-food landscape alongside chains such as Wendy’s, McDonald’s, Burger King, Taco Bell, and Sonic. While the reason for the quick sale wasn’t specified, the listing presents a unique opportunity for investors seeking a profitable established fast-food business.
