**Bengaluru, March 13, 2025** – Hotels in Bengaluru’s Majestic area, once a bustling hub for tourists and business travelers, are facing declining occupancy rates. The rise of new transport hubs and hotels across the city, coupled with the lack of parking in the congested Majestic area, has led to a significant drop in customers.

Many hotels in the area, situated near the Kempegowda Bus Station and Krantivira Sangolli Rayanna Railway Station, now report occupancy rates of only 50-60%, or even lower. Hotel Mayura, a prominent hotel with over 120 rooms, sees only around 70 rooms booked on most days. The hotel’s reliance on walk-in customers and lack of online booking options further contribute to the decline. A receptionist at the hotel attributed the drop in business to the emergence of hotels closer to business hubs like the Peenya Industrial Area, eliminating the need for travelers to stay in Majestic.

While the lack of parking is a major deterrent, some hotels are adapting. The Canary Hotel, for example, focuses on corporate clientele and conference bookings, maintaining a higher occupancy rate during conference seasons. However, even they experience periods of zero bookings.

Despite the challenges, hotels continue to attract some customers, particularly those needing convenient access to the bus and railway stations for short stays. However, the long-term viability of these hotels in the face of increasing competition remains uncertain. Hoteliers express concern about the future, unsure how long they can sustain their businesses in the rapidly evolving landscape of Bengaluru’s hospitality sector.
