Technopark Seeks Partners for Major Expansion in Technocity

Thiruvananthapuram, December 27, 2025 – Technopark, one of India’s largest and greenest IT parks, announced today it is seeking private real estate developers to partner in its ambitious QUAD project at Technocity, Phase IV of Technopark. The project, envisioned as a 30-acre “integrated IT micro-township” located near Pallippuram, aims to create a vibrant hub for technology and commerce.

Expressions of Interest (EoI) are now open for the co-development of the second IT building and a large commercial complex within the QUAD project. The IT building will occupy 4.5 acres and offer up to 1.35 million square feet of space, while the commercial complex will span 5.6 acres and provide up to 1.7 million square feet.

“This partnership presents a unique opportunity to collaborate with the Kerala government in developing next-generation digital infrastructure in Thiruvananthapuram,” said a statement from Technopark. “The second IT building will be leased on a long-term basis, giving co-developers the chance to attract renowned IT/ITeS companies to a high-demand location.”

With an existing 12.72 million square feet of built-up IT space, over 500 companies, and a workforce exceeding 80,000 professionals, Technopark is a well-established and trusted IT destination. The park also boasts a CRISIL A+/Stable rating, further cementing its position as a reliable investment. Technopark states that 125 companies are already queuing for IT space, making the QUAD project a compelling opportunity.

Interested developers are invited to attend a pre-bid meeting on December 30th, which will be held both online and offline. The deadline for EoI presentations is January 5, 2026. This expansion marks a significant step for Technopark and reinforces Thiruvananthapuram’s growing prominence as a major IT hub.
