Hyderabad’s Skyline Soars as Real Estate Boom Fuels Record Building Approvals

Hyderabad, October 21, 2025 – Hyderabad’s real estate sector is experiencing unprecedented growth, with the Hyderabad Metropolitan Development Authority (HMDA) reporting a dramatic surge in building permissions and revenue. Kokapet has emerged as the city’s prime real estate hotspot, witnessing the sanction of a towering 63-floor residential building, the tallest approved this year.

The HMDA’s statement highlights a significant increase in multi-story building (MSB) applications, driving a substantial rise in permit fee collections, soaring by 245% compared to 2024, reaching ₹1,225 crore. Monthly revenue consistently outpaces previous years, with September alone generating ₹132 crore, a 263% increase year-over-year.

This impressive performance is attributed to a strengthened monitoring system implemented by HMDA. Metropolitan Commissioner Sarfaraz Ahmad emphasized that digitized application tracking, coupled with daily reviews at the Commissioner’s level, has eliminated bottlenecks and facilitated faster decision-making. Consequently, application pendency beyond 30 days has dropped below 2%.

Overall, the HMDA has displayed robust growth with a 79% approval rate as compared to a 38% approval rate in 2024.

The HMDA’s success underscores the city’s growing appeal as a real estate investment destination, driven by efficient urban governance and a thriving economy. With the skyline transforming and revenue coffers swelling, Hyderabad’s real estate future appears bright.
