**Bengaluru, May 10, 2025** – The Bangalore Development Authority’s (BDA) first villa project in Hunnigere has seen unexpectedly high demand, with over half of the 239 units already booked. The success contrasts sharply with the slower sales of BDA apartment complexes.

The project, a township featuring villas, duplexes (3 and 4 BHK), and 1 BHK flats for economically weaker sections, boasts extensive amenities including parks, sports facilities, and a sewage treatment plant. The villas, priced competitively at ₹90 lakh to ₹1.26 crore, have proved particularly attractive. Over 100 units were sold at a recent BDA mela.

Despite the positive response, the BDA commissioner, N. Jayaram, announced that no further villa projects are planned. The high cost of acquiring large land parcels near the city makes it difficult to maintain affordable pricing, he explained. The BDA will instead focus on building more affordable apartment complexes to address the housing needs of the poor and lower-middle class. While acknowledging slower sales in some apartment projects, Mr. Jayaram expressed confidence that the remaining 1,500 of 3,000 units will be sold.
