**Bengaluru, April 8, 2025** – The Bruhat Bengaluru Mahanagara Palike (BBMP) has officially implemented a new Solid Waste Management (SWM) user fee, integrated into the city’s property tax system. The fee, effective April 1st, aims to improve waste management infrastructure and promote accountability.
Residential properties will pay a monthly fee ranging from ₹10 to ₹400, depending on size (600 sq.ft. to 4,000 sq.ft.), with an annual maximum of ₹4,800. Vacant land owners will pay a nominal annual fee of ₹0.60. The BBMP assures that the total property tax increase for residential properties will not exceed 30%.
Non-residential properties face significantly higher fees, ranging from ₹2,000 to ₹35 lakh annually, depending on size. Hotels and lodges face even steeper fees, from ₹4,000 to ₹70 lakh, with luxury hotels paying between ₹95,000 and ₹87.5 lakh annually. To prevent excessive tax increases, caps have been implemented, limiting the fee’s impact to a maximum 60% increase for self-occupied properties and 30% for rented properties.
Bulk waste generators producing over 100 kg of waste daily are exempt if managing waste independently but will be charged ₹12 per kg if using BBMP services.
A senior BBMP official stated that the integrated fee system will streamline revenue collection and fund waste management initiatives more effectively, promoting decentralized waste processing and accountability.
