Kamath argues that properties located in areas with high pollution levels should command lower valuations due to the associated health risks.
This proposal, shared on LinkedIn, stems from Kamath’s recent experiences in Mumbai and Bengaluru, where he found surprisingly high AQI levels even in seemingly affluent areas. A conversation with entrepreneur Bryan Johnson, who dramatically highlighted India’s air pollution during a podcast recording, further solidified Kamath’s belief. Johnson, wearing a face mask, was visibly affected by the poor air quality, stating he could barely see Kamath across the room.
Kamath points to the increased risk of respiratory illnesses and cancer associated with poor air quality as justification for his suggestion. He proposes a “property price discount” for high-AQI zones as an incentive for improved environmental policies. He highlighted the worsening pollution in Bengaluru, attributing it to rapid construction and inadequate road infrastructure.
