**Bengaluru, November 22, 2024** – The Bruhat Bengaluru Mahanagara Palike (BBMP)’s new e-khata system, designed for contactless property record downloads, is experiencing some teething problems. Many property owners are unable to locate their property details using the online search function (https://www.bbmpeaasthi.karnataka.gov.in/), which requires entering the owner’s name in Kannada or English.
According to BBMP Special Commissioner (Revenue) Munish Moudgil, the primary issue stems from incorrect spellings, accounting for approximately 80% of the problems. Other challenges include:
* **Inheritance:** Property inherited without mutation isn’t readily accessible under the inheritor’s name. In such cases, owners need to contact the Assistant Revenue Officer (ARO).
* **Pending Mutation:** Properties purchased but not officially transferred still appear under the seller’s name. Owners can search using the seller’s name and then contact the ARO for mutation.
* **Data Digitization:** Around 30,000 property records are still being digitized, preventing e-khata download for those properties.
To address these issues, the BBMP has established a help desk and utilizes Bengaluru One Centres. Staff at these locations can quickly locate property details even with minor discrepancies in spelling. The AROs are mandated to resolve any issues within 10 days of electronic assignment, with penalties for non-compliance.
The BBMP assures citizens that solutions are in place and encourages those facing difficulties to utilize the available support channels. The e-khata system aims to streamline property record access and improve transparency.
