The Dholera Special Investment Region (SIR) in Gujarat is witnessing a surge in real estate investment, with an estimated ₹2,000-3,000 crore flowing into land and plots annually, according to Aaiji Group, a leading developer in the region. Investors from North India, particularly Punjab, Haryana, Delhi, Gurugram, and Noida, are driving this growth.

The Dholera SIR, a joint venture between the central and Gujarat governments, is located about 100 kilometers from Ahmedabad and is part of the Delhi-Mumbai Industrial Corridor. The project is seeing substantial progress, with 95% of the first-phase infrastructure already completed.

Aaiji Group, which has already completed two projects in the SIR, highlights the attractive investment opportunities offered by Dholera Smart City. Lalit Parihar, founder of Aaiji Group, emphasizes the potential for high returns on early-stage investments in the project.

Further cementing the Dholera SIR’s position as a hub for future technological advancements, Tata Electronics recently signed a pact with Synopsys, a leading semiconductor design and engineering firm, to collaborate on various technological verticals, including the development of Tata Electronics’ upcoming $10.9 billion semiconductor fabrication plant.

This influx of investment reflects the growing confidence in the Dholera SIR project, which is poised to become a major economic and industrial center in India.
